Since 2019, the District has provided extensive assistance in all aspects of relocating 12 households (six at 317 W. Alondra; three at 325 W. Alondra; one at 305 W. Alondra (single family residence); and two at 309 W. Alondra) – including moving expenses and relocation payments.
General relocation services provided to tenants include:
1. Advisory Services.
- Referrals to comparable and suitable replacement homes
- Inspection of replacement housing to ensure that it meets established standards and its Decent, Safe and Sanitary (DS&S)
- Assistance in preparing claim forms for relocation payments and other assistance
- Referrals to social services, health, educational, financial, other agencies as needed or requested
2. Payment for Moving Expenses.
- Payment for Actual Moving and Related Expenses
- Fixed Moving Expense and Dislocation Allowance
3. Replacement Housing Assistance. Financial assistance to enable the displaced tenant to secure a replacement dwelling, including:
- Rental Assistance
- Purchase Assistance

Types of relocation services being provided to Alondra Avenue tenants:
Referrals to Comparable and Suitable Replacement Homes:
- Listings of available apartments and homes in the areas preferred by the tenants and with the features desired by the tenants have been provided to the tenants on: 3/17/20, 3/27/20, 4/10/20, 4/17/20, 4/30/20.
- Tenants were provided referrals for apartments with either one bedroom or two bedrooms, depending on their household size.
- Referrals with features desired by the tenants, such as ground level units or units with a garage, were included.
Secure Decent, Safe and Sanitary Replacement Housing:
- Three Alondra Avenue tenants have already secured and moved into suitable replacement housing. Relocation Agents from CUSD's relocation firm personally inspected the replacement dwelling to ensure they were decent, safe and sanitary and adequate for the tenant’s needs.
- Another tenant has secured replacement housing and will be moving out shortly.
Payments for Moving Expenses and Replacement Housing Assistance (between $12,000 - $25,000 per tenant):
- Full Fixed Moving Expense payments and Rental Assistance Payments have already been provided to one household that has moved out.
- Advance Fixed Moving Expense and Advance Rental Assistance payment requests have been prepared for three tenants that have either moved out already, or are in the process of moving out. These payments will be delivered to the tenants within the next week, and they will allow the tenants to secure their replacement housing.
Specialized Relocation Services Provided to Individual Tenants:
- CUSD's relocation firm helped one of the tenants install a ramp and handrails on the steps to the front door and in the bathroom of their replacement dwelling. The firm also consulted with the landlord of the replacement unit to ensure that the mobility features requested by the tenant could be installed. The installed mobility features were a new benefit for the tenant, as the tenant did not have a ramp on the front steps of the previous unit. CUSD is paying for these features so that it will be no cost to the tenant.
- CUSD's relocation firm, DRA negotiated with the landlord of the replacement unit identified by one of the tenants, so that the landlord could give the tenant extra time to pay the security deposit and the first month’s rent and then worked with the tenant to ensure that the tenant received relocation assistance to pay for it.
- The relocation agent assisted one of the tenants in filling out an application for an apartment. The tenant does not speak English fluently, so the relocation agent guided the tenant through the application. The tenant successfully completed the application and submitted it to the new owner.
